Frequently asked questions

The AIA defines five main phases: Schematic Design (SD), Design Development (DD), Construction Documents (CD), Bidding/Negotiation, and Construction Administration (CA). Pre-design/Programming often precedes these as Phase 0.

Requirements vary by project, but typically: SD includes conceptual plans and elevations; DD adds detailed systems and materials; CD provides complete construction drawings and specifications; CA covers submittals, RFIs, and closeout documentation.

The architect typically leads architectural drawings and coordinates consultants. Structural, MEP, civil, and landscape consultants prepare their respective disciplines. The contractor handles submittals during CA phase.

Use this checklist as a starting point. Not all projects require every document—residential projects need fewer drawings than complex commercial buildings. Add project-specific items and remove those not applicable.
